My name is Rob Luat and this is my official brokerage website. I’m currently directly employed by Megaworld as one of their Assistant Sales Managers handling not only pre-selling properties but also after sales services such as rentals and resell. I have been with Megaworld since 2011 and i believe that is my advantage when it comes to rentals. I have personally knowledge of Megaworld buildings as we do offer them during construction thus easier to lease out after completion.
In order to lease properties at the fastest possible time I usually encourage my client to hand exclusive authority to lease so i can spend and market the unit everywhere, surely results would be faster. Aside from my brokers network, the units will also be visible heavily online thru efficient and effective advertisement channels. Without exclusive agreement brokers can not spend on advertisements but rather just wait for a client to inquire rather than finding that client.
I am currently handling several Megaworld Property Management Units mostly at Makati City and Bonifacio Global City. Both these areas rental demand is highly favorable. The minimum rental contract I engage in is 6 months and normally 1 year lease renewable. I do not handle daily rentals as i believe it highly deteriorate the unit’s condition.

Part of my task is to check the brief background of the tenant and usually you can at least gauge their typical behavior based on their position and employer. As your broker i will not only lease/sell the property but also ensure your unit’s safety from the tenant/buyer.
Global City. Most of the tenants i get for Global City are expats, diplomats, foreign students. There are several international schools in the area with a big demand from exchange student that needs their own place near their school. Treston College is based here together with Manial-Japanese International School, ISM Manila and Enderun College at Mckinley Hill.
Makati City. Here the tenant profile is much more diverse. We get Expats all the way to regular employees as most offices and corporate institutions are all based here. With the worsening traffic condition which looks to continue at least for the next several years, rentals are expected to continuously increase. People nowadays prefer to rent than be stuck in traffic for 2 – 4 hours per day. Imagine living in Paranaque where in travel time is 2 hours one way. 4 hours per days can mean a lot, it can mean 2 hour movie time with your family + 2 hour dinner together. Living near your work is no longer a privilege but a need. Traffic is Makati Unit Owners best friend. The more traffic it gets the higher demand for rental units.
Megaworld Property Management’s typical procedure. Before we proceed it would be best to sign which kind of authorization you will hand to me as your broker. An exclusive listing to sell/lease would be the highest form which gives the broker more leverage to spend on marketing. Once I find a tenant the next process would be signing of Contract of Lease. Normally the payment scheme would be 2 months advance 2 months deposit but negotiable upon approval of both tenant and unit owner. Once signed and contracts are notarized, move in permits are now processed in the building admin. Here the tenant includes everybody who lives and will have access to the unit so security guards and concierge are aware for building security purposes. This is also beneficial to the unit owner to avoid more than what is discussed number of people to live in the unit.
For payment security I require Post Dated Checks from tenants however some are having a hard time opening a checking account if its their first time in the country, the banks have tighten everything due to the RCBC Scandal. If this happen the first option is to require 1 year advance payment and or negotiable what is acceptable to both parties. Tighter back ground check would be necessary without Post Dated Checks.
